Required documents to rent an apartment in Barcelona

So you have finally found your an apartment that you really like and you want to know if you are eligible to rent it? Depending on your situation, this is a list of the documents that you will need to prove your solvency in order to be able to rent an apartment in Barcelona.

  • You are employed by a company
  • You are self-employed
  • Security Deposits and Guarantees

You are employed by a company

  • NIF / NIE
  • Last 3 to 6 payslips.
  • Work contract in case you haven’t been working for such a period (especially if you have just moved to Spain)
  • Income Statement

You are self-employed

  • NIF / NIE
  • Income Statement
  • VAT Statement

As a general rule it’s also a good idea to include a cover letter and any previous references if possible.

Security Deposits and Guarantees

Legally, landlords are only permitted to ask for a one month deposit on contracts greater than one year however many ask for more, some up to 6 months.

On top of that they will also ask for a bank guarantee for up to 6 more months which is to be deposited into a Spanish bank for which you will have to pay a fee (about 1%). In case that you fail to pay the rent the landlord will have the right to take the money directly from this account.
